Access Statement for Easedale House Bed & Breakfast, Keswick, Cumbria

At Easedale House we aim to provide high quality accommodation, to cater for the needs
of all our guests and to exceed expectations. Easedale House was originally built in 1866
(known then as the Blencathra Temperance Hotel) and is laid out over three floors, there are no ground floor bedrooms and no lift, so access may be difficult for people with very limited mobility.

1. Pre-arrival

  • You can contact us by telephone, e-mail, fax, post or on-line (see Contact Us).
  • We are very close to Keswick Town Centre, with all shops etc within 5-10 minutes walk.
  • Keswick’s bus station is approximately 10 minutes fairly level walk away (there are closer bus stops on Penrith Road, which we can provide details of if required).
  • The nearest train station is Penrith (approximately 17 miles away) which has direct bus links or Taxis to Keswick.
  • Local taxi services are available and can be pre-ordered for guests.

2. Arrival and Car Parking

  • Check-in is usually from 4pm onwards, if you need an earlier check-in time, please contact us by phone a few days before arrival, and we will do our best to accommodate this.
  • Parking is free (no permits or pay/display required) and is available on the street at the side and in front of the building and in neighbouring roads.
  • Parking on the single yellow line on Southey Street is permitted from 16:00 to 10:00.
  • We can assist guests with luggage.

3. Main Entrance and Hallway

  • Our front door guest entrance is on Southey Street.
  • From the footpath there is a step of 3cm onto our premises and another of 7cm just before the outer front door.
  • The outer front door is 80cm wide and the inner front door is 67cm wide.
  • The main front door is normally open if we are in, but please ring the bell on arrival.
  • Entrance is into our Reception Hallway (W1.5m x L6m) which is carpeted.
  • The Reception Hallway leads to the main staircase, with the Dining Room to the right, the Guest Lounge is accessed via the Dining Room.

4. Public Areas

  • Easedale House is arranged over three floors, there are no lifts or stair lifts, the ground floor gives access to Reception, the Dining Room, Breakfast Servery, Guest Lounge and stairs to the upper floors.
  • All areas are well lit and are also fitted with emergency lights.
  • The whole house is centrally heated (with individual thermostatic valves in the bedrooms) and has Free Wi-Fi.
  • The stairs, hallways, bedrooms and Dining Room have fully fitted carpets.
  • Our Breakfast Servery and Guest Lounge are accessed from the back of the Dining Room, both have varnished wooden floors.
  • All our bedrooms are located on the first and second floors, they are all en-suite, there are no separate bathrooms.
  • From Reception 12 stairs (H17cm x D25cm x W94cm) lead to a half-landing (W1.9m xD0.8m) , there is a house toilet on the half-landing this is lockable and has a hand basin, the floor is vinyl covered (all rooms are en-suite, this is an ‘extra’ facility for guests)
  • 4 stairs (H17cm x D25cm x W94cm) lead from the half landing to the First Floor Landing.
  • There is a handrail on the left hand side of the stairs. The First Floor Landing is W1.4m x L6m and gives access to Bedrooms 6,7, 8 and 9
  • 10 stairs lead to a half-landing (W1.9m x D0.9m) and then a further 6 stairs lead up to the Second Floor Landing. The stairs are H17cm x D25cm x D94cm are carpeted, and have a handrail on the left.The Second Floor Landing is 2m x 3.1m and gives access to Bedrooms 1,2,3, 4 and 5

5. Dining Room

  • Breakfast is served in the Dining Room on the ground floor, accessed from the Reception Hallway, with a level entry through a doorway 80cm wide.
  • Our arrangement of chairs and tables is fairly flexible and can be moved to suit combinations of guests staying.
  • A child’s high chair and booster seats are available on request.
  • Menus are provided on the tables (and in bedrooms) and options can be explained.
  • Special dietary requirements (e.g. vegetarian) are catered for with prior arrangement.
  • We usually play background music in the Dining Room during breakfast (this can be turned down/off, if the majority of guests request it.

6. Guest Lounge

  • The Guest Lounge is accessed through the Breakfast Servery at the back of the Dining Room, with level entry through a doorway 70cm wide.
  • The lounge contains two sofas, a couple of tub chairs, a sturdy coffee table and lamp tables, it has both overhead and ambient lighting.
  • A kettle and mugs are provided with tea, coffee, hot chocolate, milk, sugar and biscuits, there is also a varying number of wine glasses and a bottle opener.
  • A selection of adults’ and childrens’ books, games and toys are available.
  • The lounge has a thermostatically controlled radiator and a small, cosy stove fire.

7. Bedrooms – General

  • All bedrooms have central heating, radiators have thermostatic valves so the temperature in individual rooms can be controlled. All beds are made up with synthetic duvets and pillows.
  • Every bedroom has a hospitality tray (with tea, coffee, hot chocolate, milk, sugar and biscuits) a kettle and mugs. A hairdryer, clock radio, flat screen TV/DVD, box of tissues, wine glasses and a corkscrew are also provided.
  • Each room has a Guest Folder containing information about Easedale House as well as local information e.g. doctors, dentists, laundry etc.
  • Local tourist information is available in each room, there is also a leaflet rack in the Reception Hallway.
  • Storage space usually consists of a wardrobe, bedside cabinets and dressing table (with drawers), many rooms also have a separate chest of drawers.

8. First Floor Bedrooms

  • There are four bedrooms on the first floor accessed via a total of 14 stairs from reception (see Public Areas).

   Room 6

  • Twin room with two single beds, height 60cm.
  • 3.2m x 4.1m, excluding en-suite.
  • Entrance doorway is 76cm wide, at least 50cm access between beds and furniture / walls.
  • One upright chair (without arms) and one stool at the dressing table.
  • En-suite shower room doorway is 73cm wide.
  • Toilet, basin and shower (cubicle step/edge 12cm high), heated towel rail.

   Room 7

  • Standard size double bed, height 60cm.
  • Entrance doorway 76cm wide, at least 50cm access between bed and furniture / walls.
  • 4.4m x 3.7m, including en-suite.
  • One upright chair (without arms) and one stool at the dressing table.
  • En-suite shower room doorway 66cm wide.
  • Toilet, basin and shower (cubicle step/edge 10cm high), heated towel rail.

   Room 8 (superior room)

  • King-size feature double bed with vintage iron bedstead (height 65cm).
  • 4.1m x 3.9m, including en-suite.
  • Entrance doorway is 77cm wide, at least 50cm access between bed and furniture / walls.
  • Original cast iron fireplace (non-working).
  • Two armchairs and one dressing table stool.
  • Generous built-in wardrobe.
  • En-suite doorway is 66cm wide.
  • Toilet, basin and bath (edge 48cm high) with shower over, heated towel rail.

   Room 9 (Superior room)

  • King-size, feature, four-poster canopied bed (height 65cm).
  • Entrance doorway is 76cm wide, at least 50cm access between bed and furniture / walls.
  • 3.5m x 4.5m, excluding en-suite.
  • Two armchairs.
  • Built in wardrobe.
  • En-suite doorway is 73cm wide.
  • Toilet, basin and bath (edge 57cm high) with shower over.

9. Second Floor Bedrooms

  • There are five bedrooms on the second floor accessed via a total of 16 stairs from the first floor (see Public Areas)

Room 1

  • Two room Family ‘suite’ one double, one single.
  • Entrance doorway is 71cm wide, a least 50cm access between bed and furniture.
  • 5.6m x 4.6m, including en-suite.
  • One standard double bed, height 55cm.
  • One upright chair (without arms) and one stool at the dressing table.
  • Free standing double wardrobe.
  • Entrance to single room 76cm wide.
  • One single bed, height 60cm, one side is against internal wall.
  • One upright chair and chest of drawers.
  • En-suite shower room entrance 66cm wide.
  • Toilet, basin and shower (cubicle step/edge 29cm high).

   Room 2

  • Twin room with 2 single beds height 65cm (can be zip-locked to super-king size).
  • 3.3m x 4.0m, excluding en-suite.
  • Entrance doorway is 79cm wide.
  • At least 50cm access is provided between beds and furniture / walls.
  • One upright chair (without arms) and one dressing table stool.
  • En-suite doorway is 66cm wide.
  • Toilet, basin and shower (cubicle step/edge 20cm high), the lavatory is raised on a step of 8cm.

   Room 3

  • Family room with one standard double and two single beds (height 50cm).
  • 5.2m x 4.5m, including en-suite.
  • Entrance doorway is 68cm wide.
  • At least 50cm access between double bed and furniture / walls, one side of each of the single beds is against the bedroom wall.
  • One upright chair (without arms).
  • Generous built-in wardrobe / storage.
  • En-suite doorway is 66cm wide.
  • Toilet, basin and shower (cubicle step/edge 15cm high).

   Room 4

  • King size, feature, contemporary four-poster bed, height 65cm.
  • 5.2m x 3.9m, including en-suite.
  • Entrance doorway is 64cm wide.
  • At least 60cm access between beds and furniture / walls.
  • Two armchairs and one stool at the dressing table.
  • Large built-in wardrobe / storage.
  • En-suite doorway is 74cm wide.
  • Toilet, basin and bath (edge 55cm high) with shower over, heated towel rail.

   Room 5

  • One standard double bed, height 65cm.
  • Entrance doorway is 69cm wide.
  • 4.5m x 3.2m, including en-suite.
  • At least 50cm access is provided between beds and furniture / walls.
  • One upright chair (without arms) and dressing table stool.
  • En-suite doorway is 74cm wide.
  • Toilet, basin and shower (cubicle step/edge 14cm high).

10. Additional Information

  • Children are welcome at Easedale House (we have a range of baby care items available for loan).
  • We do not accept any pets, although assistance dogs are welcome.
  • We do not permit smoking anywhere in the guest house.
  • We can keep medication and a limited amount of perishable food in our fridges on request (not available 24 hours).
  • Mobile phone reception is generally good, although can vary by network and location within the building.
  • A modern fire alarm is installed with call points, heat and smoke detector and sounders.
  • Sounders are located in all rooms and will sound continuously if evacuation is required If you need assistance with this type of emergency (e.g. hearing impairment) please let us know on arrival and we will ensure that you are evacuated safely if needed.
  • Fire extinguishers are located on the ground floor (Reception Hallway and Guest Lounge), first and second floors (landings).
